Development Process
Rezoning and Official Community Plan (OCP) amendment to transition the subject lands to a Site Specific New Zone have been granted. The proposed zoning change allows a maximum building height of ±54m and a maximum Floor Space Ratio (FSR) of ±5.2, which has been reduced from ±5.6 in the previous design.
To provide additional certainty to stakeholders and ensure a high quality outcome that is directly aligned with the proposed zoning change, the project team has submitted a supporting Development Permit application concurrently, allowing both the zoning change and detailed architectural design of TELUS Ocean to be reviewed together by City of Victoria Staff and local area stakeholders.
